Sunrise Management, a growing Property Management Company, is seeking a quick learning, punctual, passionate, forward thinking team player with a rock star personality to join our team and make a strong impact on the ongoing growth of our company as a Roving Maintenance Technician.

This is a Full-Time position. This position offers an hourly wage of $17.45 per hour. Hours to be Monday through Saturday, 8:00 am to 5:00 pm. As a full time employee you will receive benefits (health, dental and vision) + vacation pay + holiday pay. This is roving position servicing three properties all under 50 units.

Candidate must have reliable transportation available and a valid DriverLicense.

Maintenance experiencerequired

Basic carpentry,construction, ops, plumbing and electrical experience desired

HVAC CertificationRequired.

SUMMARY

* Performs various maintenance duties necessary to maintain and enhance the value of the community.

* Supports and aids the Resident Manager in all phases of the overall physical maintenance of an income producing property. This includes but is not limited to; the general maintenance of the property, expense control, and adherence to preventive maintenance programs and required state and federal safety programs.

* Essential Duties and Responsibilities include the following. Other duties may be assigned.

EXPERIENCE AND/OR SPECIAL SKILLS DESIRED

* Property management, and multi site experience

* Onesite experience

* Fair housing knwoledge

* Basic construction skills

* The individual must have reliable transportation available and have a valid driver license.

* Bending, stooping, squatting, crawling, and climbing are frequent activities.

* Lifting and carrying of bulky or heavy items may be required.

* The individual must own and maintain a basic hand tool inventory.

* Maintenance knowledge is imperative, along with the capability to assess health and safety requirements.

STATEMENT OF DUTIES AND RESPONSIBILITIES

* Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Maintenance Supervisor or Community Director.

* Perform appliance, electrical, HVAC, plumbing, carpentry, pool, custodial, and carpentry work as necessary.

* Ensure exterior curb appeal of community and cleanliness of grounds.

* Assist in daily pool/spa maintenance, laundry room, recreation room, rental office, restrooms, and common area upkeep.

* Maintain high standards of resident service and relations for entire staff.

* Ensure that residents are provided with a clean, safe, well maintained community.

* Ensure that apartments are rent ready within 3 to 5 days after they have been vacated.

* Maintain accurate inventory control of tools, equipment and supplies.

* Ensure that maintenance requests are handled as quickly, efficiently and effectively as possible and always completed within 24 hours. If parts must be ordered, causing a delay, so notify Community Director and inform residents.

* Adherence to company monthly preventive maintenance directives, with regard to but not limited to; lighting, fire safety, pool/spa, life/safety hazards, and signage check under the direction of the Maintenance Supervisor or Community Director.

* Have knowledge of location of gas, electric, irrigation, and water shutoffs, all apartment and fixture shutoffs, and sewer cleanouts and familiarity with posted map.

* Assist in performing apartment move-in and move-out inspections as directed by Maintenance Supervisor or Community Director.

* Know current condition/status of all vacant units.

* Recommends measures to improve methods of operations, performance, safety and quality of service.

* Suggests changes in working conditions and use of equipment to increase efficiency of shop, department, or work crew.

* Performs on-call emergency service as required.

* Assists the Maintenance Director/Supervisor or Community Director on special maintenance projects, i.e., preventive maintenance of building components and/or mechanicals.

* Adheres to Sunrise Management's Injury and Illness Prevention Policy and Asbestos and Hazardous Materials Policy. Maintain records and Material Safety Data sheets on all hazardous materials chemicals utilized on site and are sure that employees are familiar with the precautions on the sheets before using them.

* Ensures regular and timely communication to Site Management noting any maintenance problems or life/safety deficiencies.

* Represents Sunrise Management and the community you work for in a professional manner. Maintains a positive businesslike attitude and neat, clean, dress (including Sunrise Management issued work shirt) and appropriate grooming.

Other Duties and Responsibilities include the following. Other duties may be assigned.

* Assist in promoting Sunrise Management.

* Attends and participates in training seminars as requested.

* Assists other staff members as needed.

* Delivers various communications to residents as needed.

* Attends and assists in setting up for resident functions and activities.

* Performs other duties as assigned.
